The Well & Terra Unveil Second Holistic Wellness Complex

Wellness real estate is sizzling in South Florida due to a joint venture between The Well and Terra

South Florida developer Terra and wellness brand The Well are expanding their footprint in Miami with a second wellness-focused residential and membership community.

The two companies are at the forefront of the wellness real estate sector, gaining attention for attracting former NFL star Tom Brady, who is relocating his family office, TEB Capital Management, to Terra and The Well’s mixed-use Bay Harbor Islands project, slated to open in Q3.

Their latest venture, The Well Coconut Grove, is set for 2835 Tigertail Avenue. Designed by architecture firm Arquitectonica with interiors by Meyer Davis, the residential development is set to open in Q1 2028.

The building will feature 194 residences—ranging from one to four bedrooms and spanning 960 to 4,200 square feet—each designed with holistic wellness in mind. Floor-to-ceiling glass walls, nature-inspired interiors and private garden entryways for select townhomes set the tone. Prices start at $1.5 million.

The concept pulls partly from The Well’s luxury, members-only club that launched in 2019 in New York City.

“Coconut Grove holds a deep personal and professional significance for me and for Terra, as it embodies the essence of community and culture that defines Miami,” Terra CEO David Martin said. “With The Well Coconut Grove, we’re introducing a space that not only enhances wellness but also strengthens the sense of connection and vitality that makes this neighborhood so unique. We’re proud to contribute to Coconut Grove’s enduring legacy with a project that aligns with its rich history and dynamic future.”

Wellness-driven amenities include dedicated “Wellness Dens” for meditation, movement and massages, with The Well team curating custom packages such as The Longevity Den, The Mindful Den, The Mobility Den and The Well Office.

Residents will also have access to a rooftop pool, hot and cold plunges, cabanas, a pickleball court and a wellness center featuring a communal bathhouse, crystal cave relaxation lounges, a hyperbaric chamber and a Vitality Lounge. Functional medicine and physical therapy services will also be available on-site.

Social spaces include an aperitif bar, tea garden and conservatory with indoor-outdoor seating for co-working and IV therapy. Residents can also access recovery technology like Theraguns, infrared blankets and lymph boots, along with biannual health coaching, curated events and preferred pricing on wellness treatments.

The project has secured a Florida Green Building Design Silver Certification, underscoring its sustainability—an increasingly important factor for Millennial and Gen Z consumers.

“We really value the partnership we’ve found with Terra,” The Well co-founder and chief creative office Kane Sarhan said. “David Martin understands the immense potential when real estate is infused with wellness from top to bottom. We’re already seeing that potential realized as The Well Bay Harbor Islands comes to life. Now, in bringing The Well to Coconut Grove, we have an opportunity to build a truly unique community where people can live their happiest, healthiest lives.”

The scenic and affluent Coconut Grove will soon be home to Miami-based JetSet Pilates’ two-story flagship studio, which will be housed at Mr. C Residences, the sister company to international hospitality brand Cipriani. The waterfront residential building will provide the Pilates franchise with a high-end 3,200 square-foot space—the brand’s largest one yet.
