Chelsea Piers Fitness Signs Lease for New Location in NYC’s Midtown East

The luxury gym operator has secured space inside TF Cornerstone’s newest Midtown East office-to-residential conversion, a 32-story tower that will add more than 350 apartments when construction begins in 2026

Chelsea Piers Fitness is adding another major address to its fast-growing portfolio.

The luxury gym operator has signed a long-term lease with real estate development company TF Cornerstone (TFC) for a 47,000-square-foot club at 135 East 57th Street in New York City, part of the developer’s newest office-to-residential conversion in Midtown East.

The club will occupy the ground and lower levels of the 32-story tower and sits on one of Manhattan’s busiest corners, two blocks from the 59th and Lexington subway hub.

Construction is slated to begin in early 2026, bringing more than 350 market-rate and affordable apartments to the building along with Chelsea Piers Fitness’ training, recovery and social spaces. The brand will share design plans and amenities at a later stage as development progresses.

The move follows a growing pattern of fitness brands expanding through luxury and mixed-use real estate, a strategy now used by JetSet Pilates, Studio Three, Revel and Peloton.

“At Chelsea Piers Fitness, our growth starts with quality — the right neighborhood, the right space and the right partners,” Chelsea Piers Fitness chief operating officer Sam Bernstein said. “For more than three decades, we’ve focused on creating spaces that grow with their communities. Our continued partnership with TF Cornerstone reflects a shared commitment to investing in clubs that elevate well-being and foster real human connection.”

The deal marks Chelsea Piers Fitness’ third partnership with TFC, following recent openings inside 33 Bond Street and 595 Dean Street, both residential buildings in New York City.

“This new location marks another milestone in our disciplined expansion strategy as we continue to strengthen our presence across the tri-state area,” Bernstein said

It also adds momentum to a rapid expansion cycle the brand outlined earlier this month as it prepares to open new clubs in Jersey City and Long Island City, along with a forthcoming Hudson Square (Manhattan) location.

The planned new openings, along with Chelsea Piers Fitness’ five existing clubs in Manhattan, Brooklyn and Stamford, Connecticut, will give the operator nine locations in total.

Chelsea Piers Fitness’ Flatiron club, which opened its doors in 2024, features floor-to-ceiling stained-glass windows, a spacious members’ lounge and coworking area, high-end equipment from brands such as Woodway, Peloton and Mirror, dedicated group training spaces, and recovery perks like infrared saunas and cold plunges.
